Buying a property is a one-off. Owning it brings recurring costs that continue year after year. This calculator gives an estimate of the usual annual ownership costs for non-residents: IBI, non-resident tax (IRNR), insurance and fixed utility costs. The calculation is based on the cadastral value, not the purchase price.
| Cost item | Rate / range |
|---|---|
| IRNR (EU/EEA residents) | 19% on imputed rental income (1.1% of valor catastral if revised; 2% if not revised) |
| IRNR (non-EU residents) | 24% on imputed rental income (same imputed base) |
| IBI | Approx. €600–800/yr (varies by municipality — use your own bill for the exact amount) |
| Building insurance | Approx. €250–500/yr |
| Utility connection fee | Approx. €300–600/yr (fixed charges, excl. consumption) |
IRNR rates based on Spanish tax law (Modelo 210). IBI and cost estimates based on typical Baix Empordà properties.
Indicative calculation. IBI, IRNR and municipal rates vary by property, municipality and personal situation. This is not tax advice.
