Annual property costs in Spain

Buying a property is a one-off. Owning it brings recurring costs that continue year after year. This calculator gives an estimate of the usual annual ownership costs for non-residents: IBI, non-resident tax (IRNR), insurance and fixed utility costs. The calculation is based on the cadastral value, not the purchase price.

Rates and assumptions used in this calculator

Cost item Rate / range
IRNR (EU/EEA residents) 19% on imputed rental income (1.1% of valor catastral if revised; 2% if not revised)
IRNR (non-EU residents) 24% on imputed rental income (same imputed base)
IBI Approx. €600–800/yr (varies by municipality — use your own bill for the exact amount)
Building insurance Approx. €250–500/yr
Utility connection fee Approx. €300–600/yr (fixed charges, excl. consumption)

IRNR rates based on Spanish tax law (Modelo 210). IBI and cost estimates based on typical Baix Empordà properties.

Found on your IBI receipt, near the top. Lower than the market value.
UK owners are treated as non-EU.
You can usually find this on the IBI receipt, near the cadastral value. Leave blank to use a typical estimate.

Indicative calculation. IBI, IRNR and municipal rates vary by property, municipality and personal situation. This is not tax advice.
