Buying a property in Catalonia costs more than the asking price. Transfer tax, notary, registration and legal fees together determine how much of your own money you need. This calculator gives an estimate based on the current Catalan rates.

Why the actual figure can differ
Two properties at the same asking price can carry meaningfully different costs at closing — and in the months that follow.
The calculator applies the correct standard rates. What it can't apply is knowledge of what you're actually buying. A clean apartment in a well-run community and a rural property with informal extensions may carry identical tax bills. They rarely carry identical total costs.
What this calculator doesn't know
- Whether the property has outstanding debts registered against it, or unregistered building works
- Whether renovation requires a permit, and if so, which type — minor or major
- Whether community fees are in arrears, or a large shared repair is pending
- Whether the timing of your purchase falls before or after a rate or regulation change
These variables don't change the tax calculation. They do change what you're actually spending.
This calculator uses the rates for Catalonia. If you buy in another Spanish region, transfer tax and purchase costs can differ significantly.
